OUR MANAGEMENT PROGRAMS

FULL SERVICE PROGRAM
Our full service program handles all aspects of qualifying tenants, administration, maintenance and collections.
QUALIFYING TENANTS:
- Interview each tenant applying for a rental.
- Check the applicant’s credit with the major credit reporting agencies.
- Provide a background check to screen for sexual and violent offenders.
- Verify personal information, including employment, rental history, income, etc.
- Prepare all lease documents.
ADMINISTRATIVE SERVICES:
- Handle all disbursement of collected funds to the property owner.
- Manage all funds in a trust account.
- Provide annual statements for tax purposes.
- Ensure compliance with all local, state, and federal systems.
- Create and maintain a file and accounting system.
- Pay all necessary property bills, including mortgages, insurance, utilities, and property taxes.
- Provide monthly financial reports to the property owner.
MAINTENANCE SERVICES:

Our preventative maintenance program helps to minimize tenant turnover while maintaining and improving the owner’s property value.
COLLECTIONS SERVICES:
- Prepare and send out monthly statements.
- Follow up on all late payments with the tenant.
- Prepare and send eviction notices.
- Take action to pursue all delinquent accounts through proper legal channels.
CUSTOM MARKETING PROGRAMS

We include your property pictures, information, and a rental application to keep it convenient for those close by or who may be moving into the area.
Professional property signage – Many people scour the community they are interested in moving into, making professional signage a must. We take care of all of that for you.

Gateway Properties has been providing property management services for over 10 years and prides itself in treating your property like it's our own. "Your Investment is our Business". We currently service San Benito, Monterey, Santa Cruz and Santa Clara Counties. Our office is located centrally in San Juan Bautista. Below is a list of our property services.
Tenant Screening - Through our 5 point tenant screening process we find qualified tenants for your property(ies). Our process includes (but is not limited to) checking previous rental references, verifying employment and income and checking credit history.
Month to Month or Lease Agreements - Gateway negotiates the best terms for our clients with tenants using the most up to date agreements and disclosures to represent our cleint's property(ies).
Collection of Rents/Owner Draws - Rents are due on the 1st of each month. Normally Owner draws are mailed or depositied into their accounts between the 5th and the 10th of the month. Late fees are enforced after the 3rd of each month and are split 50/50 with Owner.
Advertising - Available rentals are promoted through rental lists, media print, and internet ads reducing vacancy times. Propspective tenants can view available rentals online and fill out an online application to rent.
Maintenance & Repairs - Maintenance and repair requests are taken care of quickly and efficiently. Our in house maintenance company reduces costs to our clients. All work is guaranteed.
Inspections of Properties - Drive by and interior yearly inspections are done on properties to ensure our clients investments are protected. Bi-Annual inspections are available upon request.
Bookkeeping Services - Monthly and year end reports are issued to clients. We pay all bills associated with property(ies) per Owner's request.
Sales - Gateway's real estate sales division can assist our clients with selling or buying property(ies). Our knowledge of the local market and ability to evaluate investments makes' Gateway a wise choice for your property investment.
Fees - Our standard policy is set to collect a monthly management fee that is based on a sliding scale depending on the property type, number of units and services we provide. Because each client is different, we customize our services to fit their needs.
